Every third-country national who becomes a “GOLDEN VISA” holder, as well as his/her family members (spouse, his or her spouse’s children up to 21 years of age, the beneficiary’s parents and her/his spouse’s parents) enjoys the following benefits:

CONDITIONS:
In order for a citizen of a third country to obtain a “GOLDEN VISA” he must meet the following conditions:
- To have entered Greece legally.
- To have full ownership, ownership and possession or even an undivided percentage of one or more properties with a minimum total value of two hundred and fifty thousand euros (€250,000) or more.
- Alternatively, to have entered into a timeshare lease of at least 10 years in hotel accommodation or tourist furnished residences in complex tourist accommodation referred to in article 8, par. 2 of Law 4002/2011 (Government Gazette A’ 180), as long as the minimum amount of the lease also amounts to in two hundred and fifty thousand euros (€250,000).
- Alternatively, to buy a plot of land or a plot of land and build a building, as long as the sum of the purchase value of the plot of land or plot of land and the contract also amounts to a minimum of two hundred and fifty thousand euros (€250,000).
In case of co-ownership of a property worth two hundred and fifty thousand euros (€250,000) or more, the right of residence is granted only if the owners are spouses who own the property in undivided ownership. In all other cases of co-ownership, the right of residence is granted only if the amount invested by each co-owner amounts to €250,000.
- If the owner of the property has acquired it through a legal entity, the shares or corporate shares should be wholly owned by him.
The “GOLDEN VISA” holder has the right to include in all the rights of the “GOLDEN VISA” his family members, who will obtain a separate “GOLDEN VISA” each, submitting a separate application for each:
Husband
Children of owner and spouse
Parents of holder and spouse
For the above cases, the amount of the real estate will result from the values of the real estate or the lease agreements stated in the contract. It is clarified that the price of the value of the property for the purposes of Law 4251/2014 means the amount expressly stated in the contract as being paid for the purchase and sale. The objective value of the property is of no interest unless it is the amount stated in the contract as having been paid for the purchase and sale.
NECESSARY DOCUMENTS FOR THE ISSUANCE OF THE “GOLDEN VISA”
1. Beneficiary
Four (4) recent passport size color photographs (4×6 dimensions), as well as a CD with the photograph in digital format.
A copy of a valid passport or other travel document recognized in Greece, bearing the permit to enter Greece, when required.
Private Life Insurance with hospital and accident coverage (preferably from a Greek Insurance Company).
Copy of the property purchase title/s worth at least 250,000 euros. The contract must clearly state that the price was paid by the buyer to the seller by bank check issued from a Greek bank account or directly from the buyer’s foreign bank account to the seller’s Greek bank account.
Notarial certification that the property meets all the specifications referred to in Law 4146/2013, article 6, paragraph 2.
Certificate of transfer of the property to the relevant Mortgage Registry.
2. Family members (spouse, his or her spouse’s children up to 21 years of age, the beneficiary’s parents and his/her spouse’s parents)
Four (4) recent color photographs as above.
Copy of valid passport, bearing the permission to enter Greece (and in some cases birth certificate), as above.
Private Life Insurance with hospital and accident cover, as above.
A recent certificate of marital status from a foreign authority, which will state the relationship between the Beneficiary and his family members (e.g. Family Certificate, Marriage Certificate, etc.) The certificate must have been issued by the competent Public Authority and authenticated with the Seal of the Hague Convention (“Apostille”) where it is provided or has been competently translated and authenticated by a competent Greek consular office or by the Greek Ministry of Foreign Affairs.
NOTES:
1. In the event that the beneficiary or a member of his family has traveled to Greece through another country that is a member of the Schengen Agreement and his passport bears the Entry Permit of that country, instead of Greece, the electronic tickets and the boarding passes that will prove the full itinerary of the trip.
2. Finally, a complete list of all family members applying with the Beneficiary is required, stating the following: first name, last name, father’s name, mother’s name, date of birth, place of birth.
